Most of the ones I have worked on were made of oak. A few were southern yellow pine, but they were produced when old growth timber was still available. The threshold will be one piece, so you will need to get something just as wide and thick or do a glue-up to match. The door jambs are rabbeted to accept the threshold and nailed in from the side of the jamb. You could replace it without removing the entire jamb but will need to shim under the new one to keep it tight to the top of the rabbets.

If its not too rotted you might want to consider and exterior grade wood filler and repaint it. Good luck with the project.

    Look around the home, for brick walkways (yard may have grown over them), planters, decorative items, fence posts, mailbox post/enclosure etc... things that may have been made with extra bricks when the home was built. You may get lucky and find some stashed away in storage, in a crawlspace, or attic. By using bricks that came with the original load, to replace broken bricks, repairs will be less obvious.



    Now... before you start replacing bricks, you need to find out WHY you have broken bricks. For example, if some of the bricks broke, in a pattern, and there is a crack in the mortar (especially a staggered crack that runs up at a diagonal), you may have a case where the foundation, or a part of it, has settled. In which case, you should repair that, before repairing the brickwork. If you have a vertical crack near the corner of a wall, it may mean that the bricks (along the side) have pulled loose from the wall, and the home could be at risk of losing a whole section of bricks from the wall, if not attended to.



    Ok, assuming everything that could have caused the brick to break in the first place has been repaired, the basic repair is pretty straightforward... you have to dig out the old brick(s), and mortar, and replace it. Dremel tools with a grinder attachment work pretty good at cutting away the mortar, but you may find an air impact chisel and bit are faster. Remove the mortar from around the broken bricks, and they'll pull right out.

    Clean up the opening as well as you can. Apply new mortar to the bottom of the opening, and the sides, and press the replacement brick in place. You may find a hammer, or mallet, helpful in helping to tap it down into place. (I've used a chisel, or screwdriver...by laying them across the top of the brick, and while holding the handle, tap down gently on the metal. If you lift the handle just a bit, you can actually tap down on the back side of the brick, even though your hammer won't actually reach in there, hehehe. You're using the longer handled tool to apply the force where you want it.) By the way, I like to add just a bit of mortar to the top of the brick, along the back half, just before I work it in place. Then I don't have to squeeze so much in later.

    Don't forget to finish off the mortar like the original work. If its been tooled, you'll need to do it the same. Oh, before you start, make some test mortar to double check the color, and make any changes necessary. (You'll want to clean the old mortar as much as possible first, before comparing colors)



    This is more time consuming than anything else. It's not really 'difficult' to do, if you have the patience, heheh.



    If you'd like to contract the work out though, then look for someone who can do 'tuckpointing'. %26quot;Repairing%26quot; brickwork actually takes more labor than installing new brick, so not all bricklayers would be interested in bidding on the work, but they can tell you who does good work.

    You are asking for a major problem if you cut into this old subfloor. Every where you cut on the peremiter, you are going to form a non supported area that will squeal and be structurally inadequate even if you put in blocker blocks.



    This sandwitch of hardwood plywood and steel lath will have an equivalent strenth far above anything needed to support a new floor. That slight 7/32 inch rise at door ways will be unnoticable if you tile and use an edge strip.     You can purchase a metal base plate for these posts made by *Simpson. It anchors to concrete and wraps around post at the bottom.

    I would put up the posts and then wrap them with aluminum coil stock or cedar.

    Even if you use 6%26quot; x 6%26quot; treated posts - they will split,warp and not look very good, so you may want to wrap them or put on cedar.

Hang the new door and test it. If things look good, replace the molding, set the nails, fill and paint/stain.

    I had to consider the following when getting one.

    1. voltage available

    2. Height of water to be removed at the very worst- I increased this so it will not come on as often and will pump more out when it does.

    3. How long to empty water before it refills again- I wanted this to be less in case of constant fillup during rainstorms.

    4. Distance to be pumped - how far to the outlet- you want it to be able to pump the above at a distance greater than what you require - I looked for one for 6 feet since I only needed 3 feet to sewage outlet.



    For me, the pump that was there would clear out the %26quot;Hole%26quot; in about 4 minutes - it was about 4 gallons of liquid when full.

    I replaced it with a pump that can pump out that amount in about 1 minute - just because if a heavy rain comes the pump can't keep up with the rainwater before.



    I made sure the height could be adjusted so I can get higher to allow more water to fill in it, before activated - and empty it out in less than 1/2 the old time.

    So I would say you want to increase height if you can - no matter what that height is you want it to pump faster than it did, about 1/4 the old time with the new height.

    I only used a single speed - I felt that is all that was needed - to pump or not to pump.

    Make sure it is braced pretty well too - I had an issue with this - even with the old one. Oh and don't drain to the bottom totally or the pump will suck up dirt if its not finished in there.

    Remember the longer a pump runs the shorter its life will be - this is why I did what I did to not have the pump run long periods, plus if I got a really bad storm I know this pump will handle most of that much easier. Not to mention - this pump will last many years no problem. It really is cheaper to by more than you need today - than it is to buy smaller pumps every 10 or 15 years. This pump really could last 60 years in there no problem, that is about four smaller pumps. If the difference today is $30.00 That smaller pump will cost more to replace several times that the purchase of a larger pump.

    What I would do is this, there are a few ways to cut cast iron pipe, I hope you have a sawzall, if so you need to get a diamond grit blade, prefferably an 8%26quot; one, made for cutting cast iron. the pipe that rises up to the toilet flange, find a spot on it that you can access with a sawzall to cut it, it's a slow process but it will get through eventually. cut the pipe off about a foot or so below the old flange.



    But make sure that you make a cut at least 6%26quot; away from any hubs. If the pipe is 4%26quot;, get a 4%26quot; x 3%26quot; Fernco (rubber) adaptor. These are used for joining 2 dissimilar types of pipe together. After this you'll need a piece of 3%26quot; pipe and a toilet flange. (If the floor is bad around the toilet this is also a good time to fix that.)



    Put the Fernco adaptor on the cast iron and tighten it on with the hose clamp that comes with it. Put a piece of 3%26quot; pipe into the other end of the Fernco, long enough to go through the floor. Don't tighten it into the clamp yet, the top of this pipe should be flush with the top of the floor, if it's not cut it so it is.



    Now, glue this pipe into the new toilet flange. (If you have a basement, this should be alot easier.) Put the pipe through the hole in the floor into the fernco. Measure from the back wall to the center of the toilet flange, line up the bolt slots for the flange with this measurement.



    Screw the flange to the floor, use large head phillips screws. It is important to do this. Don't forget to tighten the 3%26quot; pipe into the fernco. Put the toilet back on, I assume you already know how to do this. Check for leaks, and that's it.

Some time i leave the nut screwed on a couple of threads so I don't smash the wheel into my face.
